The Quarterly summary sheet

The Quarterly summary sheet from the workbook, totalling example income and expense rows by HMRC category and quarter
Real sheet from the delivered file, recalculated from the four example rows in the Records sheet. Example rows only.

MTD Quarterly Records Workbook for landlords

  • One Records sheet: date, property, HMRC category, amount. The quarter fills in itself.
  • UK property categories first: total rent, other property income, repairs and maintenance, residential finance costs, legal and management fees, services, travel. Named as in HMRC's quarterly update direction. Self-employment categories are included if you have a trade too.
  • Quarterly summary: totals per category for each quarter and the year, ready to compare with your software.
  • Threshold sheet: gross income against the £50,000, £30,000 and £20,000 dates.
  • Excel file, works offline. Delete the four example rows and start.

What it is not: it is a records template, not HMRC-recognised software and not tax advice. Quarterly updates must be sent through compatible software.

Questions

Do I need this if I use accounting software? Not for sending. It helps if you keep records by hand first, or want a second check on the totals.

Several properties? Log them in the same sheet and put the address in the description column. HMRC asks for property totals, and the Quarterly summary gives them.

Jointly let property? HMRC allows a different set of totals for jointly let property. Check GOV.UK and use the summary for your share.

Is the price in pounds? Checkout is in US dollars. Your card converts it.
